It's not always easy to see your home through the eyes of prospective buyers, but there are a few things worth knowing that can make or break a potential sale.

While your real estate agent will often be the best source of information and advice when it comes to home staging, here are a few crucial basics that many homeowners overlook:

  • Curb appeal: Sometimes first impressions can be the strongest and most indelible memory in the minds of potential buyers. If your front lawn needs mowing and your hedges are looking shabby, it definitely sends the wrong message to would-be buyers. Conversely, if you have a manicured lawn and impeccable landscaping, it speaks volumes about the pride of ownership and quality of care that the current owner (you) has given to the property. One important thing that a lot of homeowners forget about curb appeal is the "drive by factor." Many house hunters will screen properties that potentially interest them by driving by and getting a quick, general idea of how it looks. This process of evaluation (and elimination) is often done on a pass/fail basis. In other words, if the appearance of your property creates an unfavorable impression, they will cross your house off their list and move on to the next one.
  • Clutter is always a turnoff. Many homeowners equate "clutter" with too much furniture in a room. While crowded, cramped living spaces do comprise a big part of the problem, there is much more to it than that. Very often understatement and simplicity create a better impression than visual clutter and excessive "busyness". (Hopefully, people will be a little more forgiving about the appearance of your basement and attic, since you may be in the process of packing up to move!)

 When it comes to the marketability of your house, appearances are everything! If your house is up for sale or you have plans to put it on the market soon, there are a lot of details you need to attend to before prospects stop by.

Although it's difficult to make a lived-in house look immaculate all the time, the closer you can come to that high standard, the better! Whether they're actively looking for signs of cleanliness or just noticing it subconsciously, the overall condition of your home can and does make an indelible impression on prospective buyers.

The reason "curb appeal" is emphasized so strongly by real estate agents is that the initial impression you make on house hunters can impact the amount of time your property stays on the market. That's especially true in "drive by" situations in which prospects quickly check out your house from the street and make a snap judgement about whether or not they like what they see. If your house and yard look appealing to them, then they may follow up with either the listing agent or their buyers' agent. If you are selling your home or just looking to redecorate, one thing you may want to do is make the rooms look bigger. Here are some tips on how to make the rooms in your home appear larger: Use an oversize mirror to enhance the effect of light. Mirrors reflect both natural and artificial light making a room bigger and brighter. Glass-topped tables and see-through furniture can create an illusion that enhances the room with a more open flow. Clear the clutter. There’s nothing that makes a small space feel even more cramped than having too much stuff. Rooms with everything in place have a certain flow to them. A room without clutter has a more streamline look and a larger appearance. Light colored walls will also make your rooms appear bigger.
